Why is the owner selling, and how long is the property under their possession?

It’s important to understand the owner’s reason for selling and how long they’ve held ownership. This can give you insights into the property's condition and potential reasons for the sale.

What is the range of property prices in the area?

Property prices vary by neighborhood. Researching the average price range in the area will help you understand whether a listing is reasonably priced.

Can we avail of a sale agreement in Arabic?

SPAs are typically available in both English and Arabic. To ensure the buyer's rights are fully protected, all documents, including the SPA, should be reviewed by a qualified conveyancer.

What happens if I lose my Sale Agreement?

In case of loss, you will need to visit the Contracts Helpdesk and sign an indemnity form. Additionally, you must provide either a police report or an affidavit signed by a notary public, stating the reasons for the loss of the contract. Once your request is verified as genuine, a new Sale Agreement will be issued upon payment of a nominal fee of AED 3,000.

How long does it take to receive my contract for signature after the sales launch?

For off-plan properties purchased during a sales launch, it may take the  developer a minimum of 21-40 days to issue the Sales and Purchase Agreement. This is because all sales are subject to approval and documentation compliance. The  developer must also ensure that the down payment, registration charges, and  Oqood charges are fully cleared. In cases of townhomes or villas, the Land Department may need time to provide the plot numbers that are printed on the agreement.
